Our Home Inspection Services

Buyer Home Inspection:

This is the standard home inspection required by most lending companies. We adhere strictly to the AZ ASHI (American Society of Home Inspectors) Standards of Practice to help you confidently progress through the home buying process and help discover any defects your potential home might have.

Pre-Listing Inspection:

I offer home inspections to sellers and agents so you can prepare your home for a quick and easy sale. Pre-Listing Inspections give valuable information on issues that you can fix before listing your home, thus avoiding any potential issues in negotiations.

Walk-Through Inspections:

This is a great option for both cash buyers and sellers alike. A walk-through inspection consists of the inspector taking the client along through the inspection process and identifying any defects that may be present or have the potential to arise in the near future. Since cash buyers do not require an Inspection Report the walk-through inspection can be performed at a reduced price.

1-Year Warranty Inspection:

New homes often come with a 1-Year or Builder’s Warranty. This warranty covers most material and workmanship defects in your new home that may arise within the first year. Contact me before your one year warranty expires! I’ll inspect your property and give you a detailed report that you can submit to your builder to handle the repairs covered by your warranty.

Pool/Spa Inspections:

Part of becoming a certified home inspector in Arizona requires an extensive course on inspecting pools and spas and what potential hazards might be present and should be avoided/corrected.

 

 

Re-Inspections:

  • A re-inspection is performed three days before Close of Escrow to ensure that the entire BINSR list has been complied with.
